Our space is perfect for travelers who are looking for a comfortable and convenient place to rest during their visit to Philadelphia. Our bedroom is equipped with a queen sized bed with soft linens and pillows to ensure a good night's sleep.
We're always available to answer your questions during your stay. We want you to feel comfortable and at home while you're with us, so please don't hesitate to reach out if you need anything.
The room is set up with a comfortable queen bed. There is a large TV with Apple TV connected to Netflix, Youtube, and much more. The suite features a minibar with snacks, beverages for sale for your late-night cravings. The suite has a private lock.
There is an Airbnb bathroom that is just outside the suite which is shared with one other Airbnb guest suite and cleaned upon every check-in and check-out.
You can enjoy the kitchenette just outside the room featuring a microwave, a mini-fridge, a toaster oven, Keurig, and Brita filter for water as a complement to the guest suite.
The lower level of this home houses your guest suite along with one other Airbnb suite, my furry friend room which is home to two friendly dogs, and a utility room.
The 1st floor features a luggage drop off area for guests who would like to drop their belongings off early or leave them after their check-out.

🔹 Utilities: Kindly note that utilities are not included in the reservation fee. Utilities are a flat pre-paid charge paid when the reservation is confirmed.
🕒 Check-In & Out 🕚
✅ Check-In Form: All guests must complete the check-in form and provide a valid ID before entering the home.
✅ Check-In Time: Between 3 PM and 11 PM. Failure to check in within this window will incur additional fees: $35.00 on weekdays, and $25.00 on weekends.
✅ Insurance: Monthly guests must carry additional insurance during the term of their reservation.
✅ Front Door Access: Guests must register their fingerprint for access, valid until check-out.
✅ Moving Out: A 15-day notice is required for moving out. Failure to provide written notice of moving out will forfeit your security deposit. If you are planning to stay for multiple months, please be sure to extend your reservation on the platform at least 15 days in advance along with your reservation payment to ensure no one else books your suite.
✅ Check-Out Video Required: A check-out video is required to be submitted within our check-out form for the protection of both the guest and the host.

✅ Check-in Form: All DAY, OVERNIGHT, SECONDARY & PRIMARY guests must and complete the check-in process.
✅ Secondary Guests: Rates cover one guest; a $200/month fee applies for double occupancy.
✅ Overnight Guests: $35/night/person for a maximum of three consecutive nights.
✅ Day Guests: All-day guests must check in with a valid ID before entering the home and are allowed on-site between 10 AM and 10 PM. Failure to follow this house rule will result in all guest privileges being revoked. This in monitored through our outdoor camera systems.

✅ Home Delivery: Not allowed without written approval. Guest must be present for delivery.
✅ PO Box & Pick-up: Mail to PO boxes, and packages at local delivery locations.

✅ 10 PM on weekdays, 12 AM on weekends. Violations incur a $50 fine.

✅ Spa Package: $25 / day rental comes with a foot spa, rose petals, and Epsom salts for a relaxing night with the girls.

✅ Kitchen Fridge: Available for guests without personal fridges, items must be labeled.
✅ Kitchen Appliances: Guests must be present when appliances are in use such as the stove or oven.
✅ Privileges: Common areas and appliances are privileges, not included in private suite rental. Failure to follow house rules may result in suspension of privileges.
🧹 Cleaning Fees
✅ Common Areas: No personal items are to be left in the common areas. If personal items are found in common areas by our cleaning team, the items will be removed and there will be a $15 convenience charge to get your items from our host closet.
✅ Old Food or Dirty Dishes: If old food or dirty dishes are ever found in a guest suite (whether a door is left open and items are visible or upon check out) a $50 cleaning violation would be charged. This is one way we help prevent pests from coming into the suites.
✅ Deep Cleaning: $50 / hour charge.
✅ Biohazard Cleaning: $85 / hour charge.
🚨 Damage and Theft
✅ Lost Keys: $50 replacement fee.
✅ Missing/Damaged Items: Charges apply per missing or broken item.
✅ Appliance Misuse: Prohibited; damages incurred are charged.

✅ No Smoking Inside: $250 fine for evidence of smoking.
✅ No Open Flames: Prohibited; charges may apply if candles are burned inside the home.
✅ No Parties: Immediate termination of reservation and $500 fine.
✅ No Pets: Except service animals; $250 fine for violation.
✅ No Illegal Activities: Immediate termination of agreement plus a $1000 fine.
✅ No Alterations: Prompt removal and $500 fine.
