Perched directly above Summerland Beach, Montecito Point is a truly rare property — the last home built before the California Coastal Commission came into effect, making it the closest residence to the water along the Santa Barbara coast. Designed in the late 1960s by architect Ken Kruger as his personal retreat, the home is a quintessential expression of California’s Sea Ranch–style architecture — painstakingly restored and reimagined to honor its original spirit while incorporating modern luxury.
This home has been designed with a sense of place, leaning into this wonderful 60's and 70's era of California living, and fully embracing the nostalgia that entails. It's a repudiation of generic and cheap design, fully furnished with vintage pieces, quality materials, and a focus on texture and touch in the materials. Soft lighting is key, with every switch on a dimmer, and most of the lighting coming from brass and copper sconces that will patina and age with time and the sea air.
The Setting
Nestled on a private gated drive, Montecito Point offers unparalleled privacy and breathtaking views — sweeping south across the Pacific toward Rincon Point and inland to the Santa Ynez Mountains. Step directly from your property onto the beach for morning walks, or unwind on the expansive patio as the sun sets over the water or the moon rises to the south. The Southern facing orientation of the home is perfect for enjoying watching the sun go down in all four seasons, and catching Montecito's famous purple sunsets along the mountains.

Chef’s Kitchen — Featuring a custom designed walnut end-grain center island, All-Clad pots and pans, vintage Japanese serving bowls and platters, full set of high end kitchen utensils and devices, a selection of current and vintage cookbooks, and a wraparound custom designed dining banquette seating 8.
Living Room — Original U-shaped 70's style conversation sofa with deep cushions, hand hewn local stone clad fireplace with bench, a hidden TV cabinet that you might miss if you aren't looking closely, and huge La Cantina doors opening to your private oceanfront deck. Sitting in the living room and letting the breeze come in while you enjoy a completely unobstructed view of the ocean is truly special.
Lounge Nook — A serene second seating area with a daybed beneath a classic Noguchi chandelier, perfect for reading or relaxing to the sound of waves, along with two swivel chairs that may just be the best place in the home to sit.
Outdoor Living — A large patio with travertine dining table under a softly lit pergola, ideal for al fresco meals or hanging outside. Wrapped on three sides by the building, the table area offers nice protection from the wind, and full privacy from the ocean.
Bedrooms — Two master suites upstairs, both with ensuite baths and large walk-in showers filled with natural light. Each features Tuft & Needle mattresses, luxury hotel linens, feather pillows, Maison Margiela candles, Brooklinen towels, and Bathing Culture bath products. We have done a lot of testing on bedding over the years, and feel that this matches what any five star hotel is currently offering.
Amenities — Radiant heated floors on the first level, full air conditioning upstairs, and a concealed laundry room between the bedrooms.
