4 Bedroom House in Santa Margherita di Pula

Summary:
Escape to a charming two-story villa by the sea, just 100 meters from a beautiful sandy beach. Nestled in the private condominium Comunione dei Fiori, this semi-detached villa offers a large private garden, vintage Mediterranean decor, and all the comforts needed for a relaxing Sardinian getaway. Wake up to the sound of waves, enjoy your morning coffee on the covered patio surrounded by greenery, and stroll to the beach in under 2 minutes. With 3 bedrooms and 2 bathrooms, the home comfortably accommodates up to 4 guests – perfect for families seeking sun, sea, and serenity.
The Space:
This welcoming home is spread over two floors and furnished in an old-fashioned, vintage style full of character. On the ground floor, you'll find a fully equipped kitchen, a cozy living room, one bedroom with two single beds, and a full bathroom with shower. The living room features a ceiling fan and even an indoor fireplace – great for adding ambiance on cooler evenings. Upstairs on the upper floor, there are two more bedrooms (one with a double bed and one with two single beds) and another bathroom. Air conditioning is available on the upper floor to keep the sleeping areas cool in summer, while the ground floor stays comfortable with natural ventilation and the ceiling fan. The decor is retro Sardinian beach cottage – not modern or luxurious, but clean, well-maintained, and incredibly cozy. You’ll feel like you’ve stepped into a nostalgic seaside retreat. Large windows and an open layout ensure plenty of daylight and a connection with the outdoors. From the windows and the patio, you have a garden view, with lots of green around the house. Outside, the villa opens to a private garden where you can relax or dine under the Mediterranean sun. There’s a patio with outdoor furniture for alfresco meals and a BBQ grill available for guest use – perfect for grilling fresh local fish or meats. The garden is fenced and safe for children to play, and is adorned with local plants and trees that provide shade and privacy.
Guest Access:
Guests will have exclusive access to the entire villa and its private garden. The home is located within Comunione dei Fiori, a private residential condominium with restricted entry, ensuring a secure and tranquil environment. You will be provided with the keys (and gate access) upon check-in. Free parking on the premises is available for one or two cars (in the driveway). The beach is just a short walk away – there’s a path from the community that leads directly to the seaside, so you can easily carry your towels and beach gear on foot. Generally the beach and roads are for residents only, which keeps the area quiet and safe.
The Neighborhood:
Comunione dei Fiori is a peaceful, green enclave in the Santa Margherita di Pula coastal area. The neighborhood consists of private villas nestled among gardens and maritime pine trees along the shore. It’s very quiet and family-friendly – an ideal setting for a relaxing beach holiday. You can often hear the gentle sound of the sea from the house at night and enjoy starry skies thanks to minimal light pollution in the area. The local beach (just steps away) features fine golden sand and crystal-clear shallow waters, making it wonderful for swimming and for children to play safely. The beach is partly backed by a tiny pine forest, providing natural shade and a scenic atmosphere. In the summer, the water is warm and calm, perfect for long days of swimming, snorkeling, or just floating under the sun. Beyond our community, you’ll find that Santa Margherita di Pula is rich in natural beauty and conveniently located. A short drive (about 10 minutes) takes you to the famous beaches of Chia, known for their spectacular dunes, turquoise sea, and even occasional flamingos in nearby lagoons. The picturesque Spiaggia di Nora and the archaeological ruins of ancient Nora are about 15-20 minutes drive to the east – a great spot for history lovers. The charming town of Pula is roughly 12 km away (15 minutes by car) and offers a variety of restaurants, cafés, gelato shops, supermarkets, and a lively piazza in the evenings. The entire coast here is dotted with beach resorts, restaurants, and attractions, yet our immediate vicinity remains tranquil and private. Whether you want to just relax on the local beach every day or explore different coves and villages nearby, our location serves as a convenient home base. We provide a guidebook and local tips in the house to help you discover the best of the area.
Getting Around:
We recommend renting a car to make the most of your stay. While you can certainly enjoy the beach and neighborhood on foot, having a car will allow you to explore other beaches and towns at your own pace. We offer free parking at the villa for your convenience. The main coastal road (SS195) is very accessible from the house, making it easy to drive to nearby attractions and to Cagliari. If you’re arriving by air, the Cagliari Elmas International Airport is about a 45-minute drive away. There is a public bus service that runs along the coastal road connecting Cagliari, Pula, Santa Margherita di Pula, and Chia. The nearest bus stop is within walking distance (about 10-15 minutes from the house, on the main road). Buses can take you to Pula town or even to Cagliari, but please note that schedules may be limited. Once here, most necessities are a short drive away. In the summer months, some small convenience shops and cafes open up in Santa Margherita di Pula (and nearby resort areas) for basics. For larger supermarkets, a wider dining selection, banking, or pharmacy, the town of Pula is the go-to spot. We provide a list of useful addresses and phone numbers for services in our welcome book.
Other Things to Note:
Our villa is authentically vintage in style. This means the furniture and decor have a charming retro look – it’s a bit like staying at a beloved family beach house from the past. Please note that it’s not a modern luxury villa; if you are looking for ultra-sleek interiors, you might find our home old-fashioned. However, everything is clean, functional, and maintained with care. We take pride in its old-world Sardinian charm and hope you enjoy the character it offers!
This villa is one half of a semi-detached building, with a shared wall with our friendly neighbors. The garden is private and fenced for your exclusive use, but we do ask that guests are mindful of noise, especially during late hours, out of respect for the neighbors and the quiet community atmosphere. No parties or events are allowed, and quiet hours are expected from around 8 PM to 8 AM.
Cooling & Heating: The air conditioning is only on the upper floor (bedrooms), which keeps the sleeping areas cool at night. The ground floor does not have A/C, but it tends to stay cooler due to thick walls and shade. We also have a large ceiling fan in the living room and fans available if needed. In the cooler months, you can use the indoor fireplace for warmth and coziness.
Family-Friendly: We welcome families! We provide bed linens and towels for all guests. You’ll find window guards installed on higher-floor windows and room-darkening shades/curtains in the bedrooms to help little ones (and adults) sleep comfortably. The property is mostly on flat ground and the stairs inside are standard, but please supervise young children on the stairs. A baby crib can be provided on request (please let us know in advance).
Essentials & Supplies: The villa comes with “Essentials” provided – this includes fresh linens on all beds, a set of 3 towels for each guest, plus hand soap, shower gel, and toilet paper to get you started. We also supply basic cleaning products. The kitchen is fully equipped with cookware, dishes, a coffee maker (and we leave a small supply of coffee), an oven, stove, fridge/freezer, and even extras like baking sheets and wine glasses. Feel free to cook and enjoy meals at home – just remember to turn off the gas on the stove when not in use and always supervise children in the kitchen.
Long Stays: We allow long-term stays and offer discounts for multi-week visits in the off-season. The Wi-Fi internet and comfortable space are also suitable if you need to work remotely (you can even take your laptop out on the patio!).
Water and Utilities: In Sardinia, water is a precious resource, especially in summer. We kindly ask guests to be mindful of water and electricity usage (e.g turn off the air conditioning when you go out, don’t leave water running unnecessarily). This helps us remain eco-friendly and ensure resources for everyone on the island. Please try to avoid using multiple appliances at the same time (e.g air conditioning, oven, hair dryer, etc.) to prevent power outages. If you will be away from the house for an extended period, we kindly ask you to make sure that all lights and the air conditioning system are turned off to avoid any issues. To help prevent clogging in the drainage system, we kindly ask you to limit the amount of sand brought into the showers from the beach. This recommendation is important because any technical maintenance in the area may take time to be completed. We also kindly ask you to water the flower boxes periodically. Additionally, please do not pour washing water onto the lawn in front of the kitchen, as it may contain chemicals that can damage the grass. Please pay close attention to waste separation, as the Municipality of Pula is particularly strict on this matter. You’ll find the collection schedule for reference.
If you have any questions about the house or the area, please don’t hesitate to ask. We want you to feel comfortable and prepared before you arrive.
