Bathroom: With shower over bath, and toilet.. LPG central heating, electricity, bed linen, towels and Wi-Fi included. Initial fuel for open fire included.. Patio with garden furniture. Bike store, on request. Private parking for 1 car; additional car park. No smoking. Please note: The property overlooks a river and rural rail line. Sorry, no children under 18.. Set in the heart of the Yorkshire Dales National Park, this character stone-built, 18-century, detached cottage enjoys a remarkable riverside setting on the River Ribble, in the quiet hamlet of Helwith Bridge. Carefully restored, it features a Juliet balcony accessed from the living room. From here, you can enjoy the sounds of the river and the view over it to the Settle/Carlisle Railway line on the opposite bank. The bedrooms have ample storage space, and the family bathroom consists of a heated towel rail and heated mist-free mirror complimenting the shower over bath. The property is also located next door to a friendly pub with excellent food and drink. This is renowned walking country, with the Three Peaks close at hand to challenge the most ardent of walkers. Perhaps you would prefer to try your hand at fly fishing with the fishery only 5 minutes’ walk away from your doorstep. Just 4 miles away you will find the bustling market town of Settle offering a selection of individual shops, pubs and restaurants, together with a swimming pool and golf course on the edge of town. Alternatively, the Lake District is under an hours drive away. Shop 2½ miles miles, pub and restaurant 25 yards.

Our property is built into the riverbank of the River Ribble. Windows and a Juliet balcony with French doors open above the normal height of the river. The river can be fast flowing and at times of heavy rain, may be noisy.
The property is also opposite the famous Settle to Carlisle railway line. Trains pass from 7am - 10pm within a matter of seconds but are remarkably quiet, especially with our double glazing! Steam trains pass usually once a week during summer months.
Due to the location, age and nature of the property it is unsuitable for guests under the age of 18. We also regret that the property is unsuitable for those with mobility issues. We ask all guests to familiarise themselves with the layout of the property before retiring for the first night.
A maximum of two dogs are permitted at £25.00 per dog per stay. Dogs are allowed downstairs only and are not allowed on furniture. Details of this local rule can be found in the welcome email. If additional cleaning is required or if damage occurs, we may charge penalty charges upon check out.
The property uses a macerator and pump to connect the toilet and wastewater to the main sewer. Nothing other than toilet waste and paper may be flushed and no food waste, fats, oils or solvents should be washed away in sinks and drains. Misuse will require an expensive specialist call-out that may be chargeable and may result in guest relocation from the cottage at their own cost.
We will provide a 'first fire' kit for the open fire in the living room. Please either bring your own kindling, logs and smokeless fuel or additional supplies can be purchased at the co-op in Settle.
